Commercial property and bridging finance.

We arrange finance for business premises, investment property and development projects. We also help with short-term bridging loans. We check the property, your finances and the deadline before approaching lenders.

What we arrange

Finance for commercial property and development

We help you compare longer-term borrowing with short-term funding. The property, its use and how you plan to repay the loan determine which lenders we approach.

Commercial mortgages

We arrange mortgages for business premises and commercial investment property. Lenders look at the business's ability to repay or the property's rental income. We help you present the figures and compare the terms available.

Bridging loans

A bridging loan is short-term borrowing secured against property. It can help with an auction purchase or a gap between buying and selling. We check how you plan to repay it, including what happens if a sale or refinance takes longer than expected.

Development finance

We arrange funding for refurbishments and new developments, often released in stages as work progresses. We discuss the build budget and schedule with you, including a reserve for unexpected costs, before approaching lenders.

Semi-commercial and mixed-use property

A shop with a flat above can need a different lender from a wholly residential property. We look at how the premises are used and the income they generate, then check which specialist lenders will consider them.

How it works

How we arrange commercial finance

1

Discuss the property

We ask about the property, the amount you need and your deadline. For short-term funding, we also discuss how you intend to repay the loan.

2

Check suitable lenders

We approach banks and specialist funders whose criteria fit the property and your circumstances. Have property details and any business accounts or rental figures ready so we can assess the options.

3

Review indicative terms

We explain the proposed rate, fees and repayment terms, along with any conditions that need to be met. Indicative terms remain subject to the lender's checks and formal approval.

4

Prepare for completion

We follow up with the lender and keep in touch with the valuer and solicitors as the application progresses. We flag outstanding requirements and discuss any effect on your deadline.

Commercial questions

Commercial finance FAQs

How fast can a bridging loan complete?

Bridging loans often take around 2–4 weeks to complete, though some straightforward cases can be quicker. The lender's checks, valuation and legal work can also take longer. Tell us your deadline at the start so we can discuss a realistic timescale.

What can I use a bridging loan for?

A bridging loan can be used for an auction purchase, a gap in a property chain or refurbishment before longer-term borrowing is arranged. Lenders need a credible repayment plan, usually a sale or refinance. We check that plan with you before approaching them.

Do you arrange finance for limited companies and SPVs?

Yes. We arrange commercial and bridging finance for limited companies and special purpose vehicles (SPVs). We can work with your accountant or solicitor where needed. Ask them for tax advice on which ownership structure suits you.

What deposit does a commercial mortgage need?

A commercial mortgage often needs a deposit of around 25–40%, though this varies by lender and property. The business's finances or the tenant's ability to pay rent also affect the terms. We check the requirement for the property you are considering.
